Florida - FAQ Do I need a Realtor for New Construction?

I know you've started your search for a new home and wanted to share this before you got too far along. I've sent this to a few clients and thought I would send it your way too! As you know, buying a new home is a big decision, and there are a lot of moving parts involved. I can help you navigate the process smoothly and ensure that you get the best possible deal.

Here are just a few of the ways our team can be useful when purchasing new construction:

1.Work as a liaison between the buyer and the builder:

The builder-buyer relationship can be complex. One of our strengths is the relationships we've built over time within each community and with the individual reps who work there. This can help to ensure that communication is clear and that any issues that arise are resolved quickly and efficiently.

2. Help negotiate prices:

Builders often have some flexibility when it comes to pricing new construction homes. I can help you understand the builder's pricing strategy and negotiate the best possible price for you.

3. Get unreleased lots released:

If you're interested in a particular lot, but it's not yet released for sale, we can often help you get it released. This can be a valuable service, as it can give you first dibs on the lot you want.

4. Help you understand the builder's contract:

The builder's contract is a complex document, and it's important to understand all of the terms before you sign it. We can help you understand the contract and make sure that you're getting the best possible deal.

5. Have contacts with real estate attorneys:

If you have any legal questions or concerns, we can refer you to a real estate attorney who can help you.

6. Have contacts with loan officers and insurance brokers:

Our team has solid relationships with reputable loan officers and insurance brokers. This can save you time and hassle when it comes to getting financing and insurance for your new home.

7. Assist with taking pictures if you are out of town:

If you're out of town during the construction process, I can help by taking pictures of the progress. This can be a valuable service, as it allows you to keep track of the progress and make sure that the builder is meeting your expectations.

8. Be there for you during the walk-through and pre-warranty inspection:

The walk-through and pre-warranty inspection are important opportunities to identify any defects in the home. I will be there with you to help you identify these defects and make sure that they're addressed by the builder.

9. Help you with the closing process:

The closing process can be a bit overwhelming, but our team can help you navigate it smoothly. They will make sure that all of the paperwork is in order and that the closing goes off without a hitch.

I hope this gives you a better understanding of the benefits of working with our team when purchasing new construction.
